What is self-serve property management?
Tempho is designed as a self-serve platform that allows landlords to maintain full control while leveraging tools that automate and simplify operations. You can manage listings, track payments, monitor tenant activity, and access support when needed.
Do I still control my property?
Yes. You retain full ownership and decision-making authority over your property, including pricing, tenant selection (where applicable), and lease terms. Tempho enhances your control by reducing operational friction and financial uncertainty.
What does Tempho handle vs what do I handle?
Tempho supports tenant sourcing and screening, rent processing and automation, rent guarantee structure, and coordination with underwriters. Landlords handle property decisions, final tenant approval (if applicable), maintenance responsibilities, and default reporting.
Rent Guarantee Program
How does the Rent Guarantee (RG) work?
Once your property and tenant are approved and enrolled: If the tenant pays → you receive rent. If the tenant defaults → you report the default, the underwriter is notified, and coverage is triggered from the first missed payment. The underwriter then manages the situation directly with the tenant.
What type of program is this?
This is not an insurance product. It is a specialized rent protection program crafted by leading underwriters, designed to eliminate rent default risk and income disruption.
What are all the protections available under the rent guarantee program?
The program includes: Monthly rent default protection (Up to $5,000/mo, max 12 months), Property damage protection (Up to $10,000 for malicious damage), Eviction and legal expense support (Up to $1,500), and Lease break protection (Up to 1 month rent).
What is the cost of the rent guarantee?
The rent guarantee is offered at a monthly cost of 6% of the rent, deducted via Stripe. This fee covers the protection, all transaction and processing fees, automated rent payments, access to the platform, and support ambassadors.
Is the rent guarantee program only for new tenants or existing tenants?
The program is available for both new and existing tenants, provided they meet eligibility requirements.
Who pays for the rent guarantee?
For new tenants: The fee is built into the listing and paid by the tenant. For existing tenants: The landlord covers the cost.
Eligibility Requirements
What are the requirements for new tenants?
Requirements include: No evictions, bankruptcies, or judgments; Verifiable household employment; Rent ≤ 45% of gross household income; Government-issued ID; Minimum 12-month lease; and Valid renters insurance.
What are the requirements for existing tenants?
Requirements include: No current lease violations; No rent arrears greater than 5 days within the last 12 months; No default within the first 60 days after enrollment; Ongoing employment; and Valid renters insurance.
What are the requirements for landlords to join the program?
Requirements include: Property must be tenantable and in a good location; Verifiable government-issued ID; Proof of property ownership; and Valid property insurance.
Payments & Processing
How are payments processed?
All payments are securely processed via Stripe, ensuring automated, secure, and transparent transactions.
Who does the tenant pay?
Payments flow directly from the tenant’s account to the landlord’s account, net of Tempho fees, which Stripe remits automatically. Tempho does not collect or hold rent.
Defaults & Claims
What happens in the event of a default?
Landlord reports default → Underwriter notified → Coverage triggered from 1st missed payment → You continue receiving rent → Underwriter manages tenant recovery and enforcement.
What is required for claim settlement?
Required documents: Rental application, executed lease, valid credit report, proof of income, tenant screening file, rent payment history, move-in inspection photos/videos, and proof of insurance (renters & property).
How long does it take to receive payment?
Payments are aligned with your rent cycle to ensure consistent cash flow.

Who are your underwriters?
The rent guarantee program is supported by Pensio Global, a specialized underwriting partner focused on rental income protection.
Do I deal with the underwriters directly?
Yes. The rent guarantee agreement is signed directly with the underwriter, and they manage default situations directly with the tenant.
